What a chimney receipt is for

Real estate sales often call for a chimney inspection, and the seller or buyer needs a receipt along with the report. Insurers may ask for sweep records after a chimney fire. A receipt with the address, date and service covers both. Keep a copy with your own records too.

Terms and deposit language for chimney

  • Deposit. No deposit on sweeps and inspections. Liners and masonry rebuilds take a deposit for materials.
  • Payment. Due on completion.
  • Warranty. State your workmanship warranty on masonry and liner installs; liners carry the maker's warranty, which may require installation by a trained sweep.
  • If an inspection finds a hazard, you will tell the customer in writing and advise not to use the fireplace until it is fixed.
  • Roof access depends on weather and roof pitch.
  • Animals in the chimney may be protected by law; removal follows local rules.

  2. Check the lines; they show what the payment covers.
  3. Pick how they paid and add the check or reference number.

Do home buyers need a chimney inspection receipt?

They need the report for the sale and the receipt for their own records of closing costs. Some sellers pay for the inspection instead; name whoever paid.
