What a septic change order is for

Opening a septic tank often shows what nobody knew: a missing baffle, roots in the outlet, a pump that hums but does not run. A change order with the finding, a photo and the price, approved before the repair, keeps the visit honest and the homeowner informed.

What to put on a septic change order

  • The original estimate.
  • What was found, with photos.
  • Added repairs and credits.

Terms and deposit language for septic

  • Deposit. No deposit on pumping and inspections. Repairs and drain field work take a deposit for permits and materials.
  • Payment. Due on completion for pumping and inspections; repairs by milestone.
  • Warranty. State your workmanship warranty on repairs; pumps and alarms carry the maker's warranty.
  • Lids must be located; digging is billed if they are buried.
  • Drain field work usually needs county or health department permits and may need a design.
  • Driving over the drain field can damage it; trucks stay off it.

How to fill it in

  1. Put in the original estimate number and amount.
  2. Write what changed in the reason box, plainly.
  3. Add the new work; type a minus quantity for any credit.
  4. Fill in the days added.

When does septic service need a change order?

When the crew finds broken baffles, roots, line damage or pump failures, or the owner adds or drops work.

Why is a missing baffle a problem?

Baffles keep solids in the tank. Without one, solids can flow to the field and clog it. Replacing a baffle is cheap compared with a clogged field.

Can a change order postpone work?

Yes, if it is safe. Credit the postponed item and note it for the next visit. Add it to the next visit's work order so it is not forgotten.

Should I photograph septic findings?

Yes. Photos of the open tank explain the repair better than words. Homeowners rarely see inside their tank, so pictures matter.
