What a junk removal change order is for

Junk removal changes happen at the truck: the customer remembers the basement, a pile turns out to be concrete, or they decide to keep the dresser. Writing the change and getting a yes before loading the extra keeps the final price from feeling like a trick.

What to put on a junk removal change order

  • The original estimate.
  • What was added, found or dropped.
  • The new volume and item fees.
  • The new total.
  • Customer approval before loading.

A worked example

The customer adds the basement storage room, and the pile behind the garage turns out to be old concrete. They keep the dining chairs.

Terms and deposit language for junk removal

  • Deposit. No deposit on most jobs. Large cleanouts and estate jobs may take one to hold the day and the crew.
  • Payment. Final price set on site by the volume in the truck, due when the truck is loaded.
  • Warranty. Not a warranty trade; say the area is left broom clean.
  • Hazardous materials such as paint, chemicals, propane and asbestos are not taken unless arranged, and may need special disposal.
  • Prices are based on volume; weight limits apply to heavy materials.
  • The customer confirms that everything taken can be thrown away or donated.

How to fill it in

  1. Put in the original estimate number and amount.
  2. Write what changed in the reason box, plainly.
  3. Add the new work; type a minus quantity for any credit.
  4. Fill in the days added.
  5. Print it for a signature on site, or send it from Koira to sign by phone.

When does junk removal need a change order?

When the volume grows, heavy material turns up, or the customer keeps items you had priced. Get a yes before loading the extra so the final price is not a surprise.

How do I charge for heavy material?

Concrete, dirt and shingles hit weight limits fast, so add a heavy material line by load or weight and explain why it costs more.

Can I credit items the customer keeps?

Yes. Enter a minus quantity and the template subtracts it, which shows the customer you price fairly both ways.

Is a verbal yes enough for added junk?

A written yes is better, even a signed photo of the change order. It protects you if the final price is questioned later.
