What a commercial cleaning change order is for
Commercial accounts change constantly: a tenant leaves a floor, the client adds a Saturday, a new break room opens. If the scope grows and the price does not, the account slowly loses money. A written change with the new monthly price and its start date, signed by the client's contact, keeps the contract current.
What to put on a commercial cleaning change order
- The current contract and monthly price.
- The change and its start date.
- Added and removed lines.
- The new monthly price.
- Approval from the client's authorized contact.
A worked example
The client takes over another 3,000 sq ft suite with one more restroom, and drops weekly glass to every other week.

Terms and deposit language for commercial cleaning
- Deposit. Commercial contracts rarely take a deposit; some take the first month in advance from new clients.
- Payment. Billed monthly, often net terms set in the contract; say the due date and late fee if any.
- Warranty. Quality complaints are reported to a named contact and corrected on the next visit or sooner.
- Keys, alarm codes and access badges are signed out and returned at the end of the contract.
- Staff are background checked if the client requires it; say so in the scope.
- Price is reviewed yearly or when the square footage or scope changes.
How to fill it in
- Put in the original estimate number and amount.
- Write what changed in the reason box, plainly.
- Add the new work; type a minus quantity for any credit.
- Fill in the days added.
- Print it for a signature on site, or send it from Koira to sign by phone.
