What a tile change order is for

Demo is when tile jobs change: rotten subfloor, a cracked drain, old mud beds. Owners also change their minds about niches and patterns once they see the walls open. A signed change order with photos, before you build the extra, keeps the job moving and the invoice clean.

What to put on a tile change order

  • What was found or requested.
  • Repair or added work, with quantity.
  • Credits for removed items.
  • Effect on the schedule.
  • Signature before the work.

A worked example

Demo finds rotten subfloor at the old tub, the owner adds a second niche, and decides against the accent band.

Photograph the subfloor before you cut it out and attach it. Once it is gone, so is the proof.

Terms and deposit language for tile

  • Deposit. A deposit at signing pays for tile and setting materials ordered for this bathroom or floor. Confirm your state's rules on home improvement deposits.
  • Payment. Balance due after grout has cured and the job is walked with the owner.
  • Warranty. Stand behind cracked tile and loose tile caused by the install, and leaks through a pan you built. Cracks from the house moving or a subfloor you were not asked to fix are left out.
  • Tile from the same lot can vary in shade; we mix boxes so the variation spreads out.
  • Showers need cure time before use; the day the owner can shower is in the notes.
  • Damage found under the old tile, like rotten subfloor, is priced on a change order with photos.

How to fill it in

  1. Put in the original estimate number and amount.
  2. Write what changed in the reason box, plainly.
  3. Add the new work; type a minus quantity for any credit.
  4. Fill in the days added.
  5. Print it for a signature on site, or send it from Koira to sign by phone.

FAQ

When does a tile job need a change order?

When demo finds subfloor or drain problems, the owner adds a niche or bench, changes pattern or tile, or drops an item.

What if the owner changes tile after ordering?

Write up the restocking or return terms and any delay on the change order, and get it signed before reordering.

How do I price subfloor repair found at demo?

By the square foot from your list, with photos, signed before you cut it out and replace it.

Can the owner remove the accent band?

Yes. Put the band in as a credit with a minus quantity, and the change order total goes down by that amount.
