What a siding change order is for

Siding changes come from what is behind the old panels and from owners who see the first wall and want more. A signed change order with photos and the new total, before the extra work, keeps the crew moving and avoids an argument at the walkthrough.

Terms and deposit language for siding

  • Deposit. A deposit when the contract is signed covers siding, trim and wrap ordered in the chosen color. Your state may cap home improvement deposits, so check.
  • Payment. Balance due when the last wall is done, the yard is cleaned and the job is walked.
  • Warranty. The maker warrants the panels. You warrant the install against loose panels and leaks at trim you installed, for the time stated. Damage from storms and impacts is not workmanship.
  • Soft sheathing found after tear-off is replaced at the per sheet price on this estimate.
  • Plants against the house may be trimmed back for ladders; tell us which ones matter.
  • Satellite dishes, lights and hose bibs are removed and reset as listed.

How to fill it in

  1. Put in the original estimate number and amount.
  2. Write what changed in the reason box, plainly.
  3. Add the new work; type a minus quantity for any credit.
  4. Fill in the days added.
  5. Print it for a signature on site, or send it from Koira to sign by phone.

When does a siding job need a change order?

When tear-off finds more damage than estimated, the owner adds soffit, fascia or walls, changes the color, or drops part of the job.

Can the siding color change after ordering?

Sometimes, with a restocking charge from the supplier and a delay. Write both on the change order and get it signed before you reorder.

How do I document extra sheathing?

Photos of each soft area before it is cut out, attached to the change order with the count of sheets.

How is a dropped wall credited?

Enter the squares as a credit with a minus quantity, and the change order shows the new, lower total.
