What a home inspection work order is for

Inspections fall apart on logistics: no lockbox code, utilities off, a crawl space hatch under a rug. A work order with access details, utility status, who will attend, which add-ons are booked and anything the agent flagged lets the inspector arrive ready and finish on time for the buyer's deadline.

What to put on a home inspection work order

  • Address, lockbox and access.
  • Utilities on and confirmed.
  • Client and agent attending.
  • Add-ons booked.
  • Known concerns from the listing or agent.

Inspection morning; the inspector's sheet has no prices.

Write the radon pickup date on the work order. It is the add-on most often forgotten.

FAQ

What goes on a home inspection work order?

Address and access, utility status, who is attending, add-ons booked with any pickup dates, and concerns flagged by the agent or listing.

Why confirm utilities before the inspection?

Because systems cannot be tested with the water, gas or power off, and a second trip delays the buyer's deadline.

Should add-on pickups be on the work order?

Yes. Radon tests and similar add-ons need a return trip, and the work order is where that date is kept.

Does the inspector need prices on the work order?

No. The inspector's copy leaves prices off and lists the access details, utility status, who is attending, add-ons and any known concerns.
