What a home inspection proposal is for

Buyers do not know which add-ons matter for the house they are buying. Three packages for the same home, with a line on why each add-on is worth it for this age and type of house, help them choose fast. It also raises the average ticket without a hard sell.

What to put on a home inspection proposal

  • The same home in each package.
  • What each add-on checks and why.
  • Report timing.
  • Payment at booking.
  • One acceptance line.

Terms and deposit language for home inspection

  • Deposit. The inspection fee is paid in full when the inspection is booked, to hold the date on the buyer's contract timeline.
  • Payment. Paid at booking. The report is delivered after the inspection.
  • Warranty. An inspection reports what was visible and accessible on the day. It is not a warranty of the home and does not cover hidden or future defects.
  • The inspection follows your state's standards of practice where the state sets them.
  • Utilities must be on and areas accessible; inaccessible areas are noted in the report.
  • Add-on tests may be done by licensed partners where your state requires it.

How to fill it in

  1. Fill in the customer and the job.
  2. Check each option's name, its one-line difference and its lines.
  3. Add your prices; each option totals on its own.
  4. Set tax, the deposit and the good-until date.
  5. Print it, download it, or send it from Koira so the customer can pick and sign on the phone.

FAQ

What inspection packages should I offer?

The full inspection, the inspection with a sewer scope, and a full package with radon and thermal imaging, all for the same home.

How do I explain add-ons without upselling?

Tie each one to the house: an older sewer line, a basement, a finished attic. Buyers trust a reason more than a pitch.

Do some add-ons need their own license?

In many states, radon and termite work need their own license. Offer them yourself where licensed, or through a partner.

Can buyers book a package online?

Yes. From the Koira link they pick a package, sign and pay the fee, and the inspection lands on your schedule.
