What a home inspection company needs from software

Home inspection is booked on a deadline. The buyer's contract gives them days, not weeks, and the agent calls the inspectors they trust until one answers with a time. The report is the product; getting booked, paid and reviewed is the business around it.

Most inspectors already have report software. The question is what runs the rest: the calls, the scheduling, the fee and the reviews that bring the next agent.

  • Calls answered by AI. Agents call while you are in an attic, and on a contract deadline they book whoever answers.
  • Customers book online. Buyers and agents want a time this week, picked by text, not a callback tomorrow.
  • Deposits at signing. Collecting the fee at the door, or chasing it after the report, is the slowest money in the trade.

Card rates as each company publishes them (also QuoteIQ online payments), checked October 9, 2026. Koira's is Stripe's 2.9% + 30¢ for a US card plus Koira's share, which pays for Office in place of a monthly fee.

How to choose

If you need report writing, you need a report tool such as Spectora, which publishes its price: $109 a month or $1,090 a year, plus $99 a month for each added inspector. Koira does not write reports and does not try to.

If your report tool already handles scheduling and payment, you may not need more. If calls from agents go to voicemail, or reviews only come when you remember to ask, Koira runs that side: booking and the full fee at booking on Office, the free plan, and call answering on Grow.

What home inspection software do I need?

A report tool for the inspection itself, and something that books, collects and asks for reviews. Some report tools do part of both. Koira does the second half, alongside your report software.

Can I take payment before the inspection?

Yes. With Koira you set the deposit to the full fee, and the buyer signs and pays it from their phone when they book.

Does Koira charge per person for a home inspection company?
