What a home inspection invoice is for

Inspection fees are best paid at booking, because deals fall through and buyers are busy at closing. An invoice that goes out with the booking confirmation, lists the inspection and add-ons and links the pre-inspection agreement means the date is held, the fee is paid and the terms are signed before you arrive.

Terms and deposit language for home inspection

  • Deposit. The inspection fee is paid in full when the inspection is booked, to hold the date on the buyer's contract timeline.
  • Payment. Paid at booking. The report is delivered after the inspection.
  • Warranty. An inspection reports what was visible and accessible on the day. It is not a warranty of the home and does not cover hidden or future defects.
  • The inspection follows your state's standards of practice where the state sets them.
  • Utilities must be on and areas accessible; inaccessible areas are noted in the report.
  • Add-on tests may be done by licensed partners where your state requires it.

How to fill it in

  1. Your business details carry over from any template you used before.
  2. Fill in who you are billing and the job.
  3. Check the lines against what you actually did, and add your prices.
  4. Put any deposit in Already paid, so the balance is right.
  5. Print, download or send it from Koira with a pay-by-card link.
