What a masonry invoice is for
By the time a mason invoices, the scaffold is down and the owner is judging the color of new joints. An invoice that matches the signed estimate line for line, notes any extra bricks found once the grinding started, and repeats that mortar lightens as it cures keeps the conversation on the finished work instead of the shade.
What to put on a masonry invoice
- Area repointed or laid, as on the estimate.
- Bricks or blocks replaced, with the count.
- Added work and its change order.
- Deposit taken off and the balance.
- A line on curing and color.
A worked example
The front wall is repointed. Grinding turned up four more soft bricks than the estimate counted, approved on site.
| Line | Qty | Unit | Price | Amount |
|---|---|---|---|---|
| Repoint brick, grind out and refill mortar joints * | 80 | sq ft | $6.25 | $500.00 |
| Replace spalled bricks, including four found during work | 10 | each | Your price | |
| Fix downspout splash block | 1 | each | Your price |
Write the extra bricks into the line so the count is clear. If the owner signed a change order, list its number in the notes.

Terms and deposit language for masonry
- Deposit. A deposit at signing holds the start date and pays for pavers, block or brick ordered for the job. Home improvement deposit limits vary by state, so confirm yours.
- Payment. Balance due when the patio, wall or repair is finished and walked with the owner.
- Warranty. Say what you stand behind, like settling of a patio base or mortar joints letting go, and for how long. Leave out damage from frost heave the base was not built for, salt, and heavy vehicles.
- Buried lines, sprinkler pipe and invisible fences in the dig area are the owner's to locate before work starts.
- Efflorescence, the white bloom on new masonry, is normal and usually fades.
- Matching old brick and mortar is close, not exact.
