- A 400 square foot driveway with an asphalt emulsion sealer usually costs $300 to $780 to sealcoat, about $535 typical.
- Labor is most of the price: $0.60 to $1.75 a square foot in Fixr's guide, against $0.08 to $0.50 for the sealer itself.
- Fill and seal and acrylic sealers cost more per foot; coal tar costs least but is banned in some places.
- Fixr says an asphalt driveway needs sealing about once every 5 to 10 years.
How much does it cost to sealcoat a driveway
Sealcoating is priced by the square foot. The price has two parts: the sealer, which is cheap, and the labor to clean, edge and apply it, which is most of the bill. We read Fixr's and Bob Vila's cost guides, checked every figure in the page text, and built the calculator from them.
| Guide | Typical job | Per sq ft |
|---|---|---|
| Fixr | $355 to $600, about $468 for a 20 x 20 ft driveway | $0.88 to $2.10 |
| Bob Vila | $275 to $820, about $545 | $1.25 to $1.50 with labor |
Labor comes from Fixr's $0.60 to $1.75 a square foot. For the typical figure we average Fixr's midpoint with Bob Vila's labor average of $1.15. The labor line is scaled to your state's construction wages when you enter a ZIP.
Sealer types and what they cost
Fixr prices the sealer by type, material only, per square foot:
| Sealer | Material per sq ft |
|---|---|
| Coal tar | $0.08 to $0.10 |
| Asphalt emulsion | $0.15 to $0.20 |
| Oil-based | $0.15 to $0.20 |
| Acrylic | $0.25 to $0.35 |
| Fill and seal | $0.35 to $0.50 |
Fixr notes coal tar is the most common and least expensive, and that asphalt sealer fades faster in strong sun. Some areas ban coal tar sealers, so check your town's rules. Fill and seal is for driveways with small holes and cracks. Bob Vila adds that a second coat doubles the sealant cost; ask whether a quote is one coat or two.
Weed control, colored sealer and minimums
Fixr adds about $0.25 a square foot when cracks are full of weeds that have to be killed and cleared first, and $0.25 to $0.50 a square foot for a colored sealer. Bob Vila notes that some contractors have a minimum charge, so a small driveway can cost more than the per foot math says.
A worked example: a two-car driveway
A 20 by 25 foot driveway, 500 square feet, in fair shape, with an acrylic sealer and weeds in the cracks.
- Sealer. 500 × $0.25 / $0.30 / $0.35 = $125 / $150 / $175.
- Labor. 500 × $0.60 / $1.16 / $1.75 = $300 / $581 / $875.
- Weed control. 500 × $0.25 = $125.
- Total. $550 to $1,175, about $856 typical at the US average.
How sealcoating contractors price it
If you sealcoat, these are the numbers your customers see before they call. Price from your own costs: sealer by the drum, your crew's hours per thousand square feet, edging and crack fill time, and the drive. Set a minimum for small driveways. Our labor rate calculator gives your hourly cost, and the satellite measuring tool measures a driveway from the map before you drive out.
