What a window and door service agreement is for

Windows and doors fail slowly: weatherstripping flattens, sliders stick, caulk joints crack, locks stop catching. Property managers with many units and owners with older homes like a yearly visit that keeps them sealed and working. It is also how you are first in line when replacement time comes.

What to put on a window and door service agreement

  • Openings or units covered.
  • Caulk, weatherstrip and lock checks.
  • Slider and roller cleaning.
  • Small fixes included and the limit.
  • Replacement work quoted separately.
  • Price, billing and cancellation.

A worked example

A property manager with a six-unit building wants windows and doors checked every fall.

Terms and deposit language for window and door

  • Deposit. A deposit at signing pays for the units, which are made to the measured size and cannot be returned. Check your state's limits on home improvement deposits.
  • Payment. Balance due on install day once every opening is finished and the owner has opened and locked each unit.
  • Warranty. The manufacturer warrants the units. You warrant the install: leaks at the opening and operation problems caused by how it was set. Say for how long.
  • Lead times run from the order date, not the signing date, and are set by the manufacturer.
  • Rot found when an old unit comes out is repaired at the per foot price on this estimate, with photos.
  • Blinds, curtains and alarm sensors on old units are the owner's to remove and reinstall unless listed.

  4. Fill in what is not covered and the renewal and cancellation terms.
  5. Check your state's rules, then print it for signatures.
