What a roofing service agreement is for
A maintenance agreement keeps you in touch with the homeowner between roofs. A yearly inspection catches the lifted shingle and the cracked pipe boot before they leak, and when the roof does need replacing, you are the roofer who has been up there every year. Spell out what the visit includes, what counts as a repair, and how either side can end it.
What to put on a roofing service agreement
- How many visits a year and roughly when (spring, after storm season, before winter).
- What each visit covers: inspection, photos, clearing valleys, resealing, checking flashing and boots.
- What is not covered: storm damage, leaks from other trades, full replacement.
- How repairs found on a visit are priced, and whether members get a discount.
- The price and how it is billed: yearly, monthly or per visit.
- How long the agreement runs, how it renews and how either side can cancel.
A worked example

List what each visit does in plain words, so the homeowner knows what they are paying for. Anything that is a real repair gets its own estimate. The agreement is a template, not legal advice; check your state's rules on automatic renewals and service contracts.

Terms and deposit language for roofing
- Deposit. A deposit is due when the customer signs, so the shingles and underlayment can be ordered and the job put on the calendar. Some states cap how much you can take up front on home improvement work, so check yours before you set it.
- Payment. The balance is due when the roof is finished and the yard is cleaned up. If the customer is paying through an insurance claim, say who pays the deductible and when the insurance check is signed over.
- Warranty. Say two things separately: the shingle maker's warranty on the material, and your own warranty on the workmanship, with how many years each runs and what voids it.
- Rotted decking found at tear-off is replaced at the per-sheet price on the estimate, and the customer is shown the boards before you close them up.
- Weather can move the start date. Say how you will tell the customer and that a tarp goes on any open section at the end of each day.
- Say who handles the permit and who is home for the inspection.

- Add your price per line; the plan shows a yearly total, and a monthly figure if billed monthly.
- Fill in what is not covered and the renewal and cancellation terms.
- Check your state's rules, then print it for signatures.
