What an insulation service agreement is for
Insulation settles, gets moved by cable installers and is chewed up by pests, and nobody notices until a room is cold. A yearly attic check for property managers with many roofs, and for owners who want to keep their efficiency, finds those problems early and keeps you as their insulation company.
What to put on an insulation service agreement
- Buildings and attics covered.
- Depth check against the original receipt.
- Baffle, hatch and moisture checks.
- Small top-ups included and the limit.
- Pest damage and removal quoted separately.
- Price, billing and cancellation.
A worked example
A property manager with ten rental houses wants each attic checked every fall.

Terms and deposit language for insulation
- Deposit. On larger jobs a deposit is due at signing for spray foam or a large bag order. Each state sets home improvement deposit rules, so look up yours.
- Payment. Balance due when the work is done and the receipt with coverage, depth and R-value is handed over.
- Warranty. You warrant coverage and depth as recorded on the receipt. Settling is accounted for in the installed depth. Damage from roof leaks or pests is not covered.
- The receipt shows coverage area, thickness and R-value, and for loose-fill the settled thickness and bag count.
- Attic access, storage and anything in the way are the owner's to clear unless listed here.
- Knob and tube wiring or signs of mold found in the attic stop the job until it is addressed.
How to fill it in
- Fill in the customer and the start and end dates.
- List what each visit includes and how many visits a year.
- Add your price per line; the plan shows a yearly total, and a monthly figure if billed monthly.
- Fill in what is not covered and the renewal and cancellation terms.
- Check your state's rules, then print it for signatures.
