What a concrete service agreement is for
Concrete lasts longer with simple care: sealing cracks before water gets in, refilling joints, resealing decorative finishes. Property managers with large lots and homeowners with stamped patios value a set schedule and price. It keeps you in front of customers who will need replacement work someday.
What to put on a concrete service agreement
- Areas covered.
- Yearly inspection.
- Crack and joint sealing.
- Resealing cycle for decorative finishes.
- Exclusions like heaving and replacement.
- Price, billing and cancellation.
A worked example
A homeowner with a stamped patio and driveway wants them inspected each spring and resealed on a cycle.
| Line | Qty | Unit | Price |
|---|---|---|---|
| Yearly concrete inspection | 1 | visit | Your price |
| Crack and joint sealing | 40 | ft | Your price |
| Reseal stamped patio, on cycle | 300 | sq ft | Your price |
Replacement work is quoted separately. Treat this as a template rather than legal advice and confirm your state's rules before you rely on it.

Terms and deposit language for concrete
- Deposit. A deposit at signing schedules the pour and covers forming materials. Deposit limits for home improvement work differ from state to state, so confirm yours.
- Payment. Balance due on the day of the pour or when forms are stripped, as agreed.
- Warranty. Concrete cracks; control joints guide where. Say what you warrant (such as heaving, scaling or settling beyond a set amount) and what you do not (hairline cracks, damage from salt or heavy trucks).
- Pour dates depend on weather and temperature; say how a rain day is handled.
- Keep cars off a new driveway for the curing time you advise.
- Sprinkler lines, invisible dog fences and buried cables in the dig area are the owner's to mark.
How to fill it in
- Fill in the customer and the start and end dates.
- List what each visit includes and how many visits a year.
- Add your price per line; the plan shows a yearly total, and a monthly figure if billed monthly.
- Fill in what is not covered and the renewal and cancellation terms.
- Check your state's rules, then print it for signatures.
