What a carpet cleaning service agreement is for

Offices, property managers and families with pets need carpet cleaned on a schedule, not just once. An agreement that sets the visits, the areas and member pricing on extra spots turns one-time customers into recurring ones and fills slow weeks. It needs to define the areas and what is extra.

What to put on a carpet cleaning service agreement

  • Areas covered and visits per year.
  • What each visit includes.
  • Member pricing on extra spots and rooms.
  • What is excluded: water damage, permanent stains.
  • Price, billing, renewal and cancellation.

A worked example

A small office with 3,000 sq ft of carpet wants a full clean twice a year and traffic lanes touched up quarterly.

Terms and deposit language for carpet cleaning

  • Deposit. No deposit on residential jobs; commercial or large jobs may take one to hold the date.
  • Payment. Due when the job is done, before the crew leaves.
  • Warranty. If a spot reappears within a short window from wicking, you come back to treat it at no charge. Say the window, and that some stains are permanent.
  • Drying time depends on airflow and humidity; keep traffic off until dry.
  • Pet urine may need more than one treatment and may not fully remove odor if it reached the pad.
  • Customer moves fragile and valuable items before the visit.

How to fill it in

  1. Fill in the customer and the start and end dates.
  2. List what each visit includes and how many visits a year.
  3. Add your price per line; the plan shows a yearly total, and a monthly figure if billed monthly.
  4. Fill in what is not covered and the renewal and cancellation terms.
  5. Check your state's rules, then print it for signatures.
