What a handyman service agreement is for
Landlords and busy homeowners have a steady stream of small repairs and hate waiting weeks for a handyman. A plan with a block of hours each month or set visits gets them priority and gets you steady, scheduled work. Spell out what happens to unused hours and what counts as a separate job.
What to put on a handyman service agreement
- Hours or visits included each month.
- Priority scheduling.
- What happens to unused hours.
- Member rate for work beyond the plan.
- Materials billing.
- Term and cancellation.
A worked example
A landlord with six rental units wants a handyman one day a month for turnover fixes and small repairs.
| Line | Qty | Unit | Price |
|---|---|---|---|
| Monthly handyman day | 12 | day | Your price |
| Priority emergency visits, as needed | 1 | each | Your price |
Say whether unused time rolls over. This is a template, not legal advice, so check your state's rules on service agreements and on what a handyman may do without a license.

Terms and deposit language for handyman
- Deposit. No deposit on small jobs. Larger projects with materials to buy may take one to cover them.
- Payment. Due on completion. Materials at cost plus markup, or as quoted.
- Warranty. State how long you stand behind your work and that customer-supplied items are covered for installation only.
- Work that requires a licensed trade in your state, such as larger electrical or plumbing jobs, is referred out or done by a licensed partner.
- A minimum visit charge applies to every trip.
- If a quick fix turns into a bigger repair once opened, you stop and price it first.
How to fill it in
- Fill in the customer and the start and end dates.
- List what each visit includes and how many visits a year.
- Add your price per line; the plan shows a yearly total, and a monthly figure if billed monthly.
