How a remodeling company estimates

A remodeling estimate is a proposal: a scope the homeowner can understand, broken into parts, with finishes they choose. Kitchens and baths are sold on the options more than the total.

The proposal also sets the payment stages, so the homeowner knows from the first page when each payment comes.

What goes on a remodeling estimate

  • Demolition and haul-away
  • Framing and drywall
  • Plumbing and electrical rough-in
  • Cabinets by grade
  • Countertops by material
  • Tile by the square foot
  • Fixtures and allowances
  • Paint and trim
A tip from the tradeShow the payment stages on the proposal itself; a homeowner who knows the schedule signs with less worry.

What estimating software should do for remodelers

  • Prices from your own list, never made up
  • Options side by side on one estimate
  • Signature and deposit on the same page
  • Follow-ups that stop when they sign
  • Customer financing, which matters for remodelers
  • Invoices in stages, which matters for remodelers

How Koira does it

In Koira, every line on a remodeling estimate comes from your own price list, from demolition and haul-away to paint and trim. An estimate carries up to three options, the customer signs with a finger and pays your deposit on the same page, all on Office, the free plan. Koira can also draft the estimate from a few photos of the job, and never writes a number that is not in your records.

On Grow, $249 a month plus usage at cost, every open estimate is nudged on day two and day four, then the nudges stop. You see who opened it.

For remodelers in particular

  • Options on one estimate. Koira drafts three options from your photos and price list, signed and paid on one page.
What Koira does not doKoira does not do payroll, inventory or a dispatch board for a call center. If you need those, a larger system may suit you better.

FAQ

How should a remodeling proposal show options?

Good, better and best finishes on one proposal, with the payment stages. Koira builds up to three options from your price list, signed with the deposit on one page.

What is the best estimating software for a small remodeling company?

One that prices remodeling work from your own list, shows options side by side and takes the signature and deposit together. Koira does that on its free Office plan.

Should a remodeling company send one price or options?

Options, when the job allows it. Up to three on one estimate gives the customer a choice instead of a yes or a no, and Koira builds them from your own price list.

What do JobTread, Buildertrend and Handoff charge on card payments?

JobTread: 2.95% + 30¢ a card, ACH $1 plus 1% (capped at $15). Buildertrend: Not published; its payments page gives no rate (US only). Handoff: 3.35% on Flex, 2.85% on Pro and Scale, paid by your client; ACH 1% ($10 cap), paid by your client. Koira: Stripe's 2.9% + 30¢ plus 2%, 1% or 0.5% by plan.
