- A fixed skylight usually costs $1,050 to $2,000 installed, about $1,500 typical.
- Venting skylights cost more: Fixr's venting unit runs $574 to $1,044 against $295 to $537 for a fixed one.
- Tubular skylights are the cheapest way to add light; Fixr's low end is $647 for a reflective tube.
- Replace skylights when the roof is replaced, so the flashing is new too.
What a skylight costs
Fixr puts a skylight at $1,080 to $1,966 installed, with $1,523 average. Today's Homeowner says $1,000 to $2,000 for a standard one. The calculator uses the middle: $1,050 to $2,000, $1,500 typical.
| Unit (Fixr) | Price |
|---|---|
| Tubular | $229 to $417 |
| Fixed | $295 to $537 |
| Ventilating | $574 to $1,044 |
| 22 by 46 in | $369 to $672 |
| 44 by 46 in | $564 to $1,027 |
Fixed or venting
A fixed skylight only lets in light. A venting one opens to let out heat and moisture, which helps in bathrooms and kitchens, and many have rain sensors and remotes. The calculator prices a venting skylight as the fixed installed price plus the gap between Fixr's venting and fixed unit prices.
New opening or replacement
Replacing a skylight in the same opening is the simpler job. A new skylight means cutting the roof, framing the opening and building a light shaft through the attic to the ceiling, then drywall and paint. Today's Homeowner says prices can start as low as $250 to swap a basic unit and exceed $3,000 for bigger projects.

Quoting skylights
- Flashing kit on its own line. It is what keeps the skylight dry.
- Shaft and interior finish. Drywall and paint are often separate trades.
- Pair with roofing. Offer skylight replacement with every reroof.
