Each row is taken from that company's public pages as of October 8, 2026. Where a page does not say what a report measures, this page does not say it either. Read the sample report of any paid service before you buy, so you know which lengths and areas it carries.
When the free tool is enough
- The first call. A homeowner rings about a roof. Measure it while you talk, give a range off the roof replacement cost calculator, and book the visit. A paid report for every phone call adds up.
- Repairs and small jobs. A section of shingles, a gutter run, a patch of sod. The area or the length is all you need.
- Lawn, fence and hardscape. None of the roof reports measure a lawn or a fence line. Draw them here.
- A check on another number. A customer hands you an old report or an insurer's figure. Measure it here and see if it is in the same place.
Each answer says how sure it is: Google's own quality grade for the roof picture, the month it was taken, and whether the lot came from the county roll or a drawing.
When a paid report earns its fee
- You need the edges. Starter strip, drip edge, hip and ridge cap and valley metal are ordered by the foot. Google's roof model gives roof planes, not the lines between them, so this tool does not show those lengths. If a paid report's sample lists them, that is what you are paying for.
- Siding, walls and windows. Hover sells exterior measurements and EagleView a walls, windows and doors report. This tool measures roofs, lots, areas and lines only.
- Insurance work. Adjusters often ask for a particular report format. Ask the carrier what it accepts.
- No roof model. Google does not cover every building. Where it has no model, the free tool says so and you can draw the roof; on a cut-up roof a paid report may be quicker.
How the free tool gets its numbers
Nothing on this page is a stand-in for a paid report's data. It uses three things anyone can check:
- Google's Solar API. Built for solar installers, it holds a 3D model of each roof it covers, split into planes. For each plane: the area including its tilt, the footprint, the pitch in degrees and the direction it faces, plus a quality grade (HIGH from 10 cm aerial photos, MEDIUM and BASE at 25 cm) and the picture date. Koira adds the planes up and works out squares (area ÷ 100) and bundles (3 a square plus waste).
- County property rolls. The lot size the county records for the parcel, in about 40 county and statewide records.
- Your own drawing. Corners you tap on the satellite map, measured on the ground in your browser.

What to ask before you buy any measurement
- What is in the report? Ask for a sample. Check that it carries the lengths and areas you order by: roof area by plane, pitch, and any edge lengths you need.
- Where does the picture come from, and how old is it? A roof re-done or added to since the picture was taken will measure wrong however good the method.
- What does a re-run cost? A wrong pin, a missed garage or an outdated picture happens. Know whether a correction is free.
- How does it reach your estimate? A number in a PDF still has to be typed into the quote. A measurement that lands on the estimate line saves that step.
- What does a month of quoting cost? Multiply the per-report price by the roofs you look at, not only the ones you win.
