How we got this

  1. Labor per visit(1.25 on site + 0.5 driving) × $32.00 = $56.00
  2. Cost per visit$56.00 + $25.00 parts = $81.00
  3. Repair discount15% off $300 of repairs = $45.00The discount is money you give up on work you would have sold anyway, so it is a cost of the plan.
  4. Cost per member a year2 × $81.00 + $45.00 = $207.00
  5. Price$207.00 ÷ (1 − 15% overhead − 20% profit) = $318.46, quoted as $320
  6. Members one tech can serve1,500 hrs ÷ 3.5 hrs per member = 428
  7. Members whose fees pay a tech$66,560 tech cost ÷ $177.00 left for labor per member = 377A full year of a tech is 2,080 paid hours × $32.00. Repairs and installs sold on plan visits come on top.

Why pressure washing plans work

A pressure washing plan turns a one-time house wash into a yearly visit, with the driveway and the roof on their own schedule.

Siding and concrete get dirty again on a schedule you can predict. A yearly house wash plan, with the driveway added and a roof soft wash every few years, gives you a route of homes you already know, booked in your slow months.

Three tiers to offer

Three tiers give the customer a choice that is not yes or no.

TierWhat it includesExample priceBilled monthly
House washYearly soft wash of the siding$400 to $900, typical $650 a yearAbout $54 a month, typical
House and driveYearly house wash; Driveway and walks cleaned$580 to $1,140, typical $842 a yearAbout $70 a month, typical
Full exteriorYearly house wash; Driveway and walks; Gutter faces brightened$655 to $1,365, typical $992 a yearAbout $83 a month, typical

From the pressure washing cost calculator's sourced bands for an example home with 2,000 sq ft of vinyl siding, a 600 sq ft driveway and 150 ft of gutter: siding $0.20 to $0.45 a sq ft, concrete $0.30 to $0.40 a sq ft, gutter faces $0.50 to $1.50 a foot.

What to put in the plan terms

Write the terms down before the first customer signs, and use the same words on your site, the estimate and the invoice:

  • Square footage of siding and concrete covered
  • Oil stain and rust removal are extra
  • Water access
  • Billing and renewal
  • Cancellation

For the visit itself, use our printable house wash checklist so every visit covers the same items.

A sales script that does not sound like one

The best moment to offer a plan is right after a good visit, while the customer is looking at the work. Here is how it can go:

  • You: The house is done. That green on the north side comes back every year in this climate.
  • Customer: So I need this again next year?
  • You: Yes. Most customers put it on our yearly plan. We come in the same month, wash the house and, if you like, the driveway too.
  • Customer: Add the driveway.
  • You: Done. I will put it on today's invoice and book next year now.

Say the price as a monthly amount, and offer to add it to today's invoice. Then stop talking.

Price your own plan

The examples above are national numbers. Your plan price should come from your own labor, drive time, parts and overhead. The calculator above does that math for any trade: visits, hours, parts, the member discount and your margin. For the per-visit prices, the pressure washing cost calculator has the sourced ranges.
