What this report covers
An inspection report is only useful if the homeowner can read it. This template follows the scope in the InterNACHI Standards of Practice (roof covering, gutters, downspouts, vents, flashing, skylights, chimney and penetrations, and the general structure) and lets you mark each part and say what you saw.
The InterNACHI standards say to report observed indications of active roof leaks, and they list what an inspection does not cover, such as predicting the service life of the roof or certifying it. Say in your report how you inspected (walked, from the eaves, from the ground) and anything you could not see. For a simple tick list, use the roof inspection checklist.
How to use it
For each item, mark it OK, Needs attention or Not inspected, and add a short note where it helps: what you saw, where, and what you recommend. "Not inspected" with a reason (no access, unsafe, snow cover) protects you better than leaving a line blank.
The sheet saves in this browser as you go. Print it, or save it as a PDF from the print window, and hand or send it to the customer. Photos make any report clearer; attach them to the job record or the email.
