- Gutter cleaning usually costs about $0.83 to $1.38 a foot on a one-story home and $1.25 to $2.18 on a two-story home.
- Most homes have 125 to 200 ft of gutter, so a typical one-story job lands around $140 to $220.
- Clogged downspouts add $50 to $100. Small jobs have a minimum of roughly $70 to $119.
- Twice a year is the usual advice, so budget for the yearly total, not one visit.
How much does gutter cleaning cost per linear foot
Gutter cleaners price by the linear foot of gutter and by how high it is off the ground. Height decides whether one person can work from a short ladder or a crew needs tall ladders, stabilizers and fall protection, so it moves the price more than anything else.
We used two independent sets of figures. Fixr publishes one. HomeAdvisor publishes the other, and This Old House and Today's Homeowner print the same per-foot table as HomeAdvisor, so we count it once. The combined low is the average of the two lows, the high is the average of the two highs, and the typical rate is the middle.
| Stories | Fixr | HomeAdvisor | Combined | 150 ft, typical |
|---|---|---|---|---|
| One | $0.70 to $1.50 | $0.95 to $1.25 | $0.83 to $1.38 | $165 |
| Two | $1.50 to $2.50 | $1.00 to $1.85 | $1.25 to $2.18 | $257 |
| Three or more | $2.50 to $3.20 | $1.25 to $2.25 | $1.88 to $2.73 | $345 |
As a whole job, HomeAdvisor puts the normal range at $119 to $234 with an average of $168. Fixr's average is higher, $300 for 150 ft on a two-story home with light buildup. This Old House, using LeafFilter's numbers, says $191 to $529 per appointment, $360 on average. Those all fit the table once you account for height and how full the gutters are.
How many feet of gutter does a house have
You need the total length of every gutter run on the house. Walk around the outside and measure along the eaves where the gutters hang, or measure each run from a ladder. Garages and porches with gutters count.
No tape measure handy? Today's Homeowner pairs a 1,000 sq ft home with about 100 ft of gutter, a 2,000 sq ft home with about 200 ft, and so on, roughly 1 ft of gutter for every 10 sq ft of house. The calculator can use that. It is a rough guide: a long ranch home has more gutter than a square two-story home of the same size, and a house with many corners and dormers has more again.
| Home size | About this much gutter | One story, typical | Two stories, typical |
|---|---|---|---|
| 1,000 sq ft | 100 ft | $110 | $171 |
| 1,500 sq ft | 150 ft | $165 | $257 |
| 2,000 sq ft | 200 ft | $220 | $343 |
| 3,000 sq ft | 300 ft | $330 | $514 |
Typical prices are at the US average, before downspouts or extras.
What else changes the price, and the common extras
- How full the gutters are. A light layer of leaves is quick. Gutters that have not been cleaned in years, packed with soil, seedlings and shingle grit, take far longer and can mean bagging and hauling the debris.
- Downspouts. A blocked downspout is the usual reason a gutter overflows. HomeAdvisor, Today's Homeowner and Bob Vila all put unclogging and flushing them at $50 to $100 extra.
- The roof. Today's Homeowner lists roof shape and pitch as price factors: a simple gable roof costs less to work around than a hip roof with many runs, and a steep pitch slows the crew down.
- Gutter guards. Guards cut down how often gutters need cleaning, but they do not end it. Some guards must be lifted off and put back, which adds time.
- Distance. Today's Homeowner notes that some companies add a travel charge, about $50 to $75 for 50 to 75 miles and $75 to $175 beyond that.
- Minimum charge. Small jobs do not price at the per-foot rate. Fixr's low-end job is about $70, and Today's Homeowner says a one-story 1,000 sq ft home starts at around $95. The calculator never quotes under $70 / $95 / $119 for the low, typical and high.
A cleaning visit is a good time to fix small problems, and crews often find them. These are the common extras and what the guides say they cost.
| Extra | Typical price | Source |
|---|---|---|
| Unclog and flush downspouts | $50 to $100 a job | HomeAdvisor, Today's Homeowner, Bob Vila |
| Minor gutter repair | $100 to $250 | Bob Vila |
| Repair billed by the hour | $50 to $150 an hour | Fixr |
| Downspout repair | $20 to $100 | Fixr |
| Roof cleaning on the same visit | $250 to $600 more | Bob Vila |
| Gutter guards installed | $6 to $8 a foot | Bob Vila |
Fixr gives a much wider guard range, $2.60 to $18.50 a foot, because it covers everything from snap-in screens to micro-mesh systems. If you are tired of paying for cleaning twice a year, compare the cost of guards with three or four years of cleanings before deciding.
Ask for the extras on the quote by name. A low price that leaves the downspouts blocked solves only half the problem.
A worked example: a two-story home, twice a year
A two-story home has 180 ft of gutter under big maples, and two downspouts overflow every fall. The owner wants a cleaning in spring and fall.
- Cleaning. 180 ft × $1.25 / $1.71 / $2.18 a foot = $225 / $308 / $392.
- Downspouts. $50 / $75 / $100.
- Per visit. $275 to $492, typical $383.
- Per year. Two visits, about $766 typical.
That yearly figure is the one to compare against a maintenance plan or gutter guards. At Bob Vila's $6 to $8 a foot, guards on 180 ft would cost about $1,080 to $1,440, roughly two years of cleanings, and the gutters would still need an occasional rinse. Signs gutters need cleaning, and what skipping it costs
Gutters do one job: carry roof water to the downspouts and away from the house. When they fill up, the water spills over the front edge or backs up under the roof edge, and it lands where it does the most harm, right against the foundation.
Look for these signs between cleanings:
- Water pouring over the edge of the gutter in a steady rain instead of coming out of the downspout.
- Plants or small trees growing out of the gutter.
- Gutters sagging or pulling away from the fascia under the weight of wet debris.
- Stains or peeling paint on the siding or the fascia under the gutter.
- A washed-out trench or wet soil along the foundation, or water in the basement after a storm.
- Little or no water coming out of a downspout during heavy rain.
Today's Homeowner lists what overflowing gutters can lead to, and the numbers show why a $150 to $250 cleaning is cheap insurance:
| Damage from overflowing gutters | Typical cost |
|---|---|
| Foundation leak repair | $2,000 to $8,000 |
| Water damage restoration | $1,300 to $6,000 |
| Roof repair | About $1,000 |
| Siding replacement | About $12,690 on average |
In cold climates, full gutters also hold water that freezes into ice dams along the roof edge, which can push meltwater back under the shingles. If you see icicles hanging from the middle of a gutter run rather than the ends, it is worth a look once the weather breaks.
Clean them yourself or hire someone
A one-story home with easy ground access is a fair do-it-yourself job for someone comfortable on a ladder. Today's Homeowner points out that the gear alone, a good extension ladder at $150 to $350 plus a ladder stabilizer, scoop and gloves, can cost more than one professional cleaning.
Two stories and up is where most people should hire it out. Gutter work means reaching sideways from a tall ladder while carrying a bucket of wet debris, which is how ladders tip. Never lean a ladder on the gutter itself, keep three points of contact, and have someone foot the ladder. Stay well clear of the electrical service line where it reaches the house.
How to price gutter cleaning as a contractor
If you clean gutters for a living, the ranges above are what homeowners see before they call. Your price should come from your own time on site, your drive and what each hour costs you.
- Quote per foot by story, with a floor. Price each story band separately and set a minimum that covers the trip, setup and cleanup.
- Measure from the satellite. You can measure eaves before you drive out with our roof measurement tool, then confirm on site.
- Sell the second visit up front. A spring and fall plan fills your calendar in the slow weeks and saves the customer from overflowing gutters. Our maintenance plan pricing calculator helps you set the plan price.
- Put extras on their own lines. Downspouts, repairs and roof cleaning each go on the estimate by name so the customer can say yes to each.
- Pair it with other exterior work. Window cleaning and pressure washing use the same ladders and the same customers.
The "Save as an estimate" button above turns the result into estimate lines. You can send it from Koira for the customer to approve and pay on their phone.
