Florida's lien waiver law
Florida gives two forms that a waiver may follow, and a person may not require a lienor to sign a waiver different from them. A lienor may condition a waiver given for a check on payment of the check. The forms below are copied word for word from Florida Statutes section 713.20, read on 2026-10-09. Blank lines in the statute are shown as underscores.

Florida lien filing deadline
Not later than 90 days after your final furnishing of labor, services or materials. (Florida Statutes 713.08). A waiver does not stop this clock. See deadlines in every state.
