What drives the price
- Species and grade. Oak is the common middle. Exotic species and clear grades cost the most.
- Solid or engineered. Engineered wood has a real veneer on plywood and handles humidity better. It can cost a little less.
- Prefinished or site-finished. Unfinished boards are sanded and coated in place, which adds days of labor.
- Area and layout. Bigger jobs cost less per square foot. Diagonal and herringbone patterns cost more.
- Subfloor. A flat, sound subfloor is assumed. Leveling or replacing it is extra.
