How to price window and door installation

Replacement windows and doors are priced per unit, but the unit is the easy part. Here is how to build a per window and per door price from your supplier cost, install hours and the trips in between.

A front porch with new windows and a door

Your supplier's price for the window or door is fixed. What decides whether the job pays is everything around it: removal, capping, trim, foam and caulk, permits, disposal, and how many installers for how long. Price those per unit and the job prices itself.

Key takeaways
  • Price per unit: supplier cost with markup, install hours, and a per unit allowance for trim, foam and disposal.
  • Fixr puts window replacement at about $800 a window, typically $450 to $1,200.
  • A single-story home with 10 to 15 windows runs $8,000 to $12,000 in Fixr's guide.
  • Entry doors run $975 to $1,773 installed in Fixr's guide, about $1,353 on average.
  • Order only after the deposit. Custom sizes cannot be returned.

Setting your labor rate

Start with the wage. The closest group the U.S. Bureau of Labor Statistics publishes is carpenters, which is where installers of windows and doors are counted most often. In its May 2025 wage survey, that group's national mean wage was $31.55 an hour and the median was $29.12 (BLS OEWS 47-2031).

Add your labor burden on top: payroll taxes, workers' comp and any paid time off. If burden in your state comes to 20% of wages, a $32 an hour tech costs you $38.40 an hour. That loaded number is what goes into the job cost.

Fixr's entry door guide says most installers charge $67 to $121 an hour and a door takes three to seven hours (Fixr).

A worked example: ten vinyl replacement windows

Every input is an assumption for the example.

  • Scope: ten double-hung vinyl insert windows in a one-story house, interior trim reused, exterior capped.
  • Units: $380 a window from your supplier.
  • Crew: two installers, two days of nine hours, at $38.40 an hour loaded.
  • Foam, caulk, trim stock and disposal: $35 a window. Permit: $150.
  • Driving at 76 cents a mile, the IRS business rate for the second half of 2026 (IRS standard mileage rates).
  • Overhead 20% of the price and profit 15%.
  1. Vinyl replacement windows: 10 x $380 = $3,800
  2. Labor: 2 installers x 2 days x 9 hours x $38.40 = $1,382.40
  3. Foam, caulk, trim and disposal: 10 x $35 = $350
  4. Permit: $150
  5. Drive: 4 trips x 25 miles x $0.76 = $76
  6. Direct cost: $3,800 + $1,382.40 + $350 + $150 + $76 = $5,758.40
  7. Overhead plus profit: 20% + 15% = 35% of the price
  8. Price: $5,758.40 / (1 - 0.35) = $5,758.40 / 0.65 = $8,859

Check it: 35% of $8,859 is about $3,101, and $8,859 minus $3,101 is about $5,758, the direct cost of $5,758.40. The profit and overhead are inside the price, not added on top of a cost you guessed.

That is about $885.90 a window. Fixr's average is about $800 a window and its range for 10 to 15 windows on a one-story home is $8,000 to $12,000, so this lands in the right place.

Margin, not markupTo keep 35% of the price, divide your cost by 0.65. Adding 35% on top of the cost leaves you about 26%. The free profit margin calculator and markup calculator show both, step by step.

Good, better, best for windows

  • Good: builder-grade vinyl, double pane.
  • Better: the $8,859 job above, mid-grade vinyl with low-E glass.
  • Best: fiberglass or composite frames, or triple pane.

Common window and door pricing mistakes

  • Rot found on install day. Put a per foot price for sill and frame repair in the estimate before you start.
  • Ordering before the deposit. Custom sizes are yours if the customer walks.
  • Lead paint ignored. In homes built before 1978, window work can bring in the EPA lead rule. Price the extra time.
  • One price for every opening. Second-floor, bay and egress openings take longer.
